Should I Get An Inspection On My New Construction?

An inspection on a new home may be very important. This can alert you to minor details before move in or you could find major issues such as defective products before you take possession.

Your builder may allow and should allow various stage inspections. It may be important to have an inspection on the foundation, on the framing, plumbing and electrical rough in.

Then there will be your final walks with the builder. For most builders this will involve a 2 walk process. First you will get your final professional inspection, next you walk with your builder and give them a copy of your professional inspection report as well as look at cosmetic defects and make a list of all items the builder will complete before closing. Generally around a week or so later the builder will set an appointment for you to do your final walk before closing. At this point you will inspect the home to be sure all items are finished.

What If There Is An Unfinished Item At Closing?

There could be an item or two unfinished at closing. Maybe a particular item that needs replacing is on back-order or a contractor is delayed. Depending on the circumstances you may sign with the builder a specific time period that they have to complete this after closing or this item could potentially delay a closing.

Choose An Agent To Help You With Your New Home Purchase And Closing.

Why should you have an agent? You need representation at every step with a new home purchase. The builder agent represents the builders best interest at every step and you should have your own representative as well. Your agent should not only be one that is experienced with new construction but one that knows the ins and outs of new home construction lending. They know what to look for at your walk through and the questions you should ask. They understand how to keep you on track with your loan process and can advise at different steps for setting up inspections and meeting deadlines.
